Why Professional Roof Cleaning Benefits Your Homeowner or Condominium Association

Hoover Pressure Cleaning is a locally owned business in Southwest Florida who knows that keeping a clean roof is important to any homeowner or condominium association for many reasons.

Three reasons include:

  1. Uniformed Cleanly Appearance of the homes in your association and stops the fungus from moving home to home.
  2. Plant Friendly Cleaning & Eco-Friendly products safe for children, animals and plants.
  3. Cost Effective Cleaning and Maintenance Plans available that save money in the long-run – don’t let the fungus eat away your roof.

Appearance:

Appearance is extremely important for homeowner associations and condominium associations.  The residents that live in these dwellings expect to have a tidy and clean area to live it.  Most the time, there are many rules to abide by when living in these communities.  It is very important to have a clean living environment for several reasons, but here are just a few:

  • First appearance to potential new homeowners is important – no one wants to live in an area that has no curb appeal.
  • Homeowners want a peaceful and beautiful area to live in
  • A dirty roof with debris and algae does not look good against dark green fertilized and cut grass, or neat and tidy landscapes.

Eco-Friendly Products:

Hoover Pressure Cleaning specializes in Plant Friendly power washing & Eco-Friendly products and services.  From pressure sensitive cleaning methods to Eco-Friendly cleaning solutions, you know it will be a right choice for the environment in your association.  Hoover Pressure Cleaning offers Roof-A-Cide, a proprietary mixture of cleaning agents and EPA approved algaecides that are extremely effective in controlling recurring discoloration on tile, and asphalt shingle roof surfaces. It is applied to the roof surface and will keep it clean for at least 2 years! When applied every two years, the unsightly stains will NEVER return – GUARANTEED!

Roof-A-Cide® is effective on barrel tile, concrete tile, stone-coated metal and asphalt/fiberglass shingles. So you know that every roof in your community will be covered.  This Eco-friendly solution is safe around children, animals and plants, so you are rest assured there will be no harmful effects of cleaning your roofs.

Cost Effective:

As you know, keeping a clean roof is eye pleasing to anyone, but did you also know it is cost effective?  Keeping a clean roof allows the roof to do part of its job, which is reflecting heat. When there is dirt, debris and fungus on a roof it cannot effectively reflect heat, which increases energy bills.  Plus, the fungus is a living organism binding and eating away at all it lives on.  Therefore, without pressure washing or keeping it away the life of your exterior paint, roof and anything it grows on is lessened.

When using the Roof-A-Cide product, Hoover Pressure Cleaning will do the work in making sure you have your bi-annual maintenance done.  They will notify you when it is time to reapply and this is a great option for any busy community manager, there is no pressure on you or any of the staff to make sure they remember in 2 years when to get the work done.

You will simply be added to the ‘Forever Clean’ program and Hoover Pressure Cleaning handles the rest.  This will help save money for you in operating costs for your community managers.

What You Should Know About Roof Warranties

In recent days and weeks we have had a lot of questions about warranties from Board Members and Property Managers that are unsure about what warranties they need to be concerned with. We hope this will help.

When you’re dealing with the proper maintenance of your roofs, there are a couple of warranties that come into play:
  1. The Roofing Manufacturer Warranty
  2. The Roofing Company Workmanship Warranty
  3. The Roof Cleaning Warranty

Manufacturer Warranties: These are the warranties relating to the actual roofing materials: Asphalt Shingles, Concrete Tiles, Clay Tiles, Etc.

When it comes to choosing a roofing product, the NRCA (National Roofing Contractors Association) has this advice:
“A roofing warranty’s length should not be the primary criterion in the selection of a roofing product or roof system because the warranty does not necessarily provide assurance of satisfactory roof system performance. The selection of a roof system application should be based on the product’s qualities and suitability for the prospective project. A long-term warranty may be of little value to a Customer if the roof system does not perform satisfactorily and leaks. Conversely, if a roof system is designed, constructed and manufactured well, the expense of purchasing a warranty may not be necessary.”
Manufacturer Warranty issues with the actual roofing product are extremely rare, they usually only cover the cost of the materials, and they usually do not cover the labor and other costs associated with the removal and replacement of the existing roof.
Roof cleaning is unlikely to void your Manufacturer Warranty unless it is done in a grossly negligent manner. The more important warranty to be concerned about is your Workmanship Warranty.

Workmanship Warranties: Manufacturer warranties are assurances of the roofing product and usually not the roofing system. In most cases, the roofing system is covered by the Workmanship Warranty of the roofing company and Customers should consider the Workmanship Warranty as equally, if not more, important for their roof. This is most likely to be the warranty that comes into play if you have problems with your roof in the first ten years after installation. And this will usually be the first warranty that might be voided by improper roof cleaning.

Customers needing a new roof should work with a reputable roofing company that offer ongoing inspection and maintenance programs to service the roofs that they install. This helps ensure that the roof is installed and maintained properly so that it has the best chance of long-term performance. And in the event of an issue, the Customer is covered by, and has not voided, either the Manufacturer or the Workmanship warranties.
This is why some of the largest and most established Roofing Companies in the US, and especially here in Florida, will NOT use High-pressure or Chlorine Bleach but they WILL use and recommend Roof-A-Cide for their Customers’ roofs.
Unfortunately, many roof cleaning contractors are now starting to realize that Customers are becoming educated to the damaging effects of using chlorine bleach and these contractors are using creative names to hide the fact that they’re using it. (link to bleach synonyms)
Roof Cleaning Warranties:

Roof Cleaning Warranties are creating the most confusion recently. Roof Cleaning warranties are generally issued by the company that performs the roof cleaning. This should be a written guarantee that the roof will stay clean for a specified period of time and should specifically state what the recourse and costs are to the Customer in the event that the roof does not stay clean.

We are seeing more companies offering very vague and unenforceable warranties as a sales gimmick. With terms like “Lifetime Warranty*” and “5-Year Limited Warranty*”, these do not provide the Customer with any real guarantee. Instead, the Customer will pay for a service every 6 months or pay to have the roof cleaned again when stains reappear.
Customers evaluating a roof cleaning service should be aware of these important things:
  1. Voiding Manufacturer or Workmanship Warranties: Many roof cleaning contractors make the false claim that cleaning your roof with anything other than bleach will void your roof warranty. This is not only a false scare tactic (Roof-A-Cide has been Evaluated on Approved by all of the largest Roof Materials Manufacturers in the US), but it ignores the importance of the Workmanship Warranty. For most people, common sense would dictate that an asphalt shingle roof should not be pressure washed because it will damage the roof. But when it comes to using Chlorine Bleach, most inexperienced pressure cleaning or roof cleaning companies ignore the common sense that strong Chlorine Bleach solutions will damage the roof as well. When the Chlorine Bleach corrodes and destroys the metal fixtures on the roof, your Manufacturer Warranty may still be valid, but your Workmanship Warranty will probably be void.
  2. Length of the Roof Cleaning Warranty: Limited Lifetime and 5-year Limited Warranties have been a sales gimmick for decades in Florida and they are starting to crop up in areas of the country that are relatively new to roof cleaning. Most experienced Property Managers here in Florida know enough to not take them seriously. If you are being offered a warranty, get it in writing; read the fine print to learn what is covered, which company is covering it, and what recourse you have in the event that you need to call on it. And a real warranty will not make you pay to have problems corrected.Note: All Authorized Roof-A-Cide Applicators are Trained and Equipped to offer our system, which is EPA Approved, Approved by the largest Roof Materials Manufacturers, Guaranteed in Writing, and has been used successfully on over 200,000 roofs since 1992. No matter where they are, in the US, Roof-A-Cide Customers receive an Unconditional 2-year Written Warranty that is backed by both the Authorized Roof-A-Cide Applicator as well as Roof-A-Cide as the Manufacturer. Roof-A-Cide is the ONLY company in the US that offers Customers this assurance.
  3. Experience and Qualifications: Since simply spraying Chlorine Bleach or Pressure Washing a roof does not require a significant cash outlay for equipment, many smaller Pressure Washing, Painting, and Window Cleaning contractors are adding roof cleaning as a service without any having any real experience, training, or knowledge of basic roofing structure. A Customer considering having their roof cleaned should do some basic research to determine of the contractor they are considering is Licensed, Insured, and Qualified to work on their roof.

Generic Chemicals & Proprietary Products

Generic Chemicals

- Chlorine Bleach (“Soft” Washing): While relatively quick and inexpensive, Chlorine Bleach is Corrosive to your roof fixtures (the boots, valleys, flashings, and underlayments which are the parts of your roof that are most susceptible to leaks) and is Toxic to the environment – Especially when used in the high-strength concentrations and not rinsed, which is very common with most inexperienced Roof Cleaning contractors. Link to Bleach Synonyms.

Cleaning and ongoing prevention with Chlorine Bleach typically requires repeating the process, or applying a diluted cleaning mixture, every 6-12 months depending on which area of the country you live in.
This is NOT a cost-effective, long-term solution.

Note: Chlorine Bleach should always be rinsed to avoid irreparable damage to the roof.

- Oxygenated Bleach: Safer for your roof fixtures and more environmentally friendly than Chlorine Bleach, but it is more labor-intense and requires rinsing for immediate results. These products can be used without rinsing, but require 3-6 months and adequate rainfall to see results.

-  Enhanced Natural Luster is a two part water based pure urethane modified acrylic sealer, it provides an enhanced natural luster.  The procedure for this
system is as follows:  Pressure wash, rinse and wet-sand the paver joints.  Super Wet sealer is applied in order to enhance the colors in the pavers.  The coat of Super Wet sealer starts the sealing process and stabilizes the sand between the joints.  Then a coat of Natural Luster is applied to lock the sand in place and provide the protective barrier to the pavers.

-  Super Wet is a two-part water based pure urethane sealer that provides an enhanced wet look.  The procedure for this system is as follows:  Pressure wash, rinse and wet-sand the paver joints, apply two coats of Super Wet sealer.  The first coat starts the sealing process and stabilizes the paver sand between the joints, the second coat is applied to provide a longer lasting protective barrier to the pavers.

3 Reasons Why Roof-A-Cide® is The Best Answer to Prevent Algae Growth on Your Roof

Are you looking for a way to keep your tile or asphalt roof clean… even after it’s been cleaned?

Imagine you had just pressure cleaned your old, unattractive roof that contained dirt and algae.  Then a few months down the road, you notice the beautiful roof you just had cleaned, starts to build up that dirty look again.   The unsightly algae and fungus has started to grow (which can eventually cause damage).

Now that we have you thinking, what if there was a product that is safe for your plants, your pets and will hinder the algae formation on your roof while protecting the breakdown of tile and wear and tear of the continued need of cleaning your roof?

Luckily, there is a product available in South West Florida that is environmentally friendly, EPA approved AND approved by the tile and shingle manufacturers’ and does such a thing.  Imagine that right?  Roof-A-Cide ®is available by Hoover Pressure Cleaning, and we service Manatee, Sarasota, Charlotte and Lee Counties.  This includes the cities of Bradenton, Lakewood Ranch, Sarasota, Nokomis, Osprey, Venice, Englewood (Cape Haze/Placida), North Port, Port Charlotte & Punta Gorda.

1.       Environmentally Safe

Roof-A-Cide ®is available through Hoover Pressure Cleaning – “The Plant Friendly People”.  Roof-A-Cide® is a proprietary mixture of cleaning agents and EPA approved algaecides that are extremely effective in controlling recurring discoloration on tile and asphalt shingle roof surfaces. It is applied to the roof surface and will keep it clean for at least 2 years! When applied every two years, the unsightly stains will NEVER return – GUARANTEED!   NO MORE CLEANING!

2.       Prevention

Nasty fungus, algae and mold grow on dirt and may cause costly damage to your roof.  Not only do these organisms have an undesirable look to your home or business, but they can cause damage by breaking down the tiles or shingles on your roof over time and may cause problems.   The algae and fungus attach to dirt on your home and will make its way to the surface of the shingle.  Once it has adhered itself to the shingle it starts to break it down by feeding on the dead organic matter used in the construction process of the shingle.  Protective granules then begin to fall off and early corrosion of the shingles occur.  Algae loves to bind into the tile making it difficult to remove.  Roof-A-Cide® has been preventing roof algae for nearly 20 years and is proven and serving over 12 algae growing states.

3.        Warranty and Guarantee

It is guaranteed that Roof-A-Cide® will protect the roof surface against recurring algae, mold, mildew and fungus for a period of 2 full years.  In the unlikely event of a recurrence of growth within the time frame, the discolored area will be cleaned and/or treated at no additional cost to the customer.  What does this mean to you?  It means not only do you have the full 2 year guarantee from the manufacturer of Roof-A-Cide®, but you also have a full 2 year warranty from Hoover Pressure Cleaning, the Authorized Applicator.

With a preventative treatment every two years, the roof will remain free and clear of algae, mold, mildew and fungus for the life of the roof – Guaranteed.

How to Get the Longest Life Out of Your Lanai, Pool Cage and Screen Enclosures

Lanai and Screen Enclosure Proper Pressure Cleaning
Hoover Pressure Cleaning Pool Cage Cleaning

Investing in your home by purchasing a lanai, pool cage or screen enclosure can be an expensive transaction.
Which is why getting the longest life out of your purchase is very important!

Regular cleaning and maintenance of your lanai, pool cage and screened enclosures will prolong their life.  Hoover Pressure Cleaning, located in Southwest Florida, has trained technicians and expert equipment to carry out any pressure cleaning project you may have.

Not only will power washing your commercial or residential property add curb appeal, but it will also help keep the extrusion safe from deterioration.

Algae prospers in humid and warm climates, when algae is found on your aluminum framework, it is important to get the algae removed as soon as possible as it is working to compromise the aluminum as well as break down the crucial protective barriers of the metal and its coating.  If the fungus are left on cage framework too long, it will deteriorate the paint or coatings on the metal.

For screens, it will speed up deterioration causing them to become brittle, reduce the life expectancy and make the enclosure very unattractive.  The charcoal screen can become colored with fungus or show algae attached to it.  The outside barrier or the screen will be weakened and “eaten” away. As this happens you will find the fiberglass yarn turning white or silver and it is coming off the metal that makes the screen.

Not only does this make the screen unsightly, but also mold will reduce the strength of the screen and eventually you will notice the discoloration.  Various panels may even need to be replaced due to rips and tear- outs at the spine.

Therefore, proper pressure cleaning on a regular basis is
imperative to extending the life of your screen enclosures and making them look
beautiful and back to new!

Fungus is serious and many people think it is a visual issue only.  But fungus breaks down ALL protective surfaces, and should be cleaned on a regular basis to prevent corrosion.  Since algae spread very easily, you will notice it will be more prominently in areas where the humidity is increased, usually where there is prominent shade and where water collects.  Algae will spread rapidly and since it is transmitted by wind and wild life, you will find it will cover a wide range of
buildings in the same area or neighborhood.

The simplest way to get rid of the fungus on your lanai, pool cage or screen enclosure and to prolong the life of the structure is to pressure clean with proper techniques.

Hoover Pressure Cleaning in Southwest Florida specifically serving Manatee, Sarasota, Charlotte and Lee Counties.

Depending on your structures, there are different spray techniques and pressures available to thoroughly clean and to protect your homes outdoor living area and maintain your wonderful investment.
